In thinking about my resolutions for the new year I realize that it is going to become important to think of the consumer and what they will be needing in this real estate market. I am in the midst of doing business planning for the coming year and it has occurred to me to take some time to "be the consumer" for a moment and review what the coming year will be like and what their needs are going to be.

We are in a crisis that involves some complicated aspects. No one has a crystal ball, although we can make some assumptions. 

The Economy--is going through a period of uncertainty. Any war regime will bring on inflation at a rampant rate. While the numbers have been modest, the true numbers tell another story. Gas, food and material goods have risen substantially while the value of the dollar has diminished.

Real State Market News--NAR has projected some positive aspects of the market. We have seen NAR miss the mark for several years now. Foreclosure and Short Sales do not indicate anything other than a continuing declining market. We saw price declines in 2007 and we most likely will see similar or worse in 2008.

Financing Options--we don't yet know how bad this will be. It will be harder in 2008 to borrow money even for those strong buyers. Forget about easy money....it will not be there. I am guessing we will see this crisis continue throughout 2008 or to the mid-year time frame. 

Knowledgeable Realtors and Loan Officers--our knowledge and services are going to be more important to the consumer in this coming year. To educate and present the market conditions and to provide the consulting, advice and services they are going to need. Ingenuity, creative thinking and collaboration will be the necessary skills required to help the consumer problem solve selling or buying real estate in 2008.

Thinking out side the box will be critical. Your market knowledge and how you present and market it will be an important aspect of your business. The internet provides the platform for this presentation. Diversification and internet strategies will be the base of those that survive. Reaching the customer is an extended touch. Those agents with a pervasive web presence and strategy have the reach to touch the buyer from anywhere. Critical factor! 

Expanding and diversifying your business becomes key. Analysis of your current business model and the phased implementation and development over the next 3-5 years is important for you to map. I always have a 5 year technology strategy. It never stays the same and is updated each year.....but the critical point is that you should be planning a 5 year strategy. 

Business diversification will be key. In the coming market, it will be critical to expand your niche markets. Take on one new key market or partner with someone to increase your markets. Diversification will be a key element in growing your business in this coming year. Analyze market need and do the numbers on ROI.

This is not a buyer's market. This is not a seller's market. This is a Real Estate Agent's Market. The professional real estate agent will be a knowledge provider to the consumer. With the true skills of entrepreneurship we will reinvent ourselves for the changing nature of the real estate market for 2008 and provide the highest level of service we can conceive of. It will be knowledge-based and marketed on the web! Blogging will be key!

*Note: I changed the title of the post. Most of the comments seemed to be taking this in a negative vein. It is not meant to be negative but optimistic about the opportunities available to real estate agents in 2008!

ssShort Sales vs Foreclosures in Redding, California May be a Positive Trend for this Market for 2008!

We have seen less REOs and more Short Sales in the last 3 months.  My Husband and I post all the REOs and Short Sales to our Short Sale and Foreclosure website and so we have a good feel for these numbers. I would have to ask David to run the numbers to be exact, but they have just about reversed. Six months ago we had close to 180 REOs and 30 Short Sales. We now see those numbers reversed. I was shocked about 2 weeks ago as I search for foreclosures and short sales for a client. To see these number reversed is a positive trend for the market I believe.

It has occurred to me that Short Sales may be the single most positive tool we have for helping the market return to stability and to some positive appreciation. It will not happen over night, but it will contribute.

Here are the points to this possible trend:

  • If the consumer is getting a great deal on the buying aspect;
  • the seller is coming out better with less of a credit ding and no tax consequence or deficiency judgment;
  • and the lender is improving their loss ratio by removing these assets from their books ASAP

Are we not looking at a WIN/WIN/Win situation. Granted it is not the home run we would all like, however I believe it to be a positive trend that will help the market.

The additional good news is for sellers that are in trouble the resources, options and help they need is available. The consumer, and the real estate industry are taking the steps to work through this in the best way possible. That is what will help us recover. I find it to be a very positive indication.

Some agents in my office attended the Roger Butcher seminar and he now specializes in helping Sellers with workouts with the lender. They have a very good success rate. Just thought I would pass that along.

Redding Real Estate Market News. We are seeing more Short Sales and less Foreclosure (REO) properties!

This is a good indication. It provides a trend toward the homeowner seeking alternatives to foreclosure. While it helps the seller, it also helps the lender. The Short Sale may be the single best tool to helping us return to a healthy real estate market. 

A short sale is where you owe more on your mortgage than your house is worth in today's market. Because we are in a declining real estate market, you may have lost value on your home and be "upside down" on your mortgage.

You can still get your home sold. 80% of short sales are successfully accepted by the lender when properly presented.

If you have visited your loan officer and he cannot help you because you do not have enough equity in your home, then you may qualify for a short sale. 

It is important for you understand what your options are at this time. Foreclosure of your home results in a considerable ding to your credit and you may have serious repercussions for years. There can be a deficiency judgment against you for the difference of what you owe and what the home eventually sells for. A short sale can afford you better options to negotiate away this debt.

The Cosmic Dance and Active Rain ~ Synergistic Self-Organizing Improvement!

connectionHave you ever had THAT listing that you wondered if you should have passed on. There are some listings that I DO NOT take. It can depend, but mostly it is because I don't fit the client.

I walk the talk, so to speak. How committed are you to embracing change and evolving your self and your business? Sometimes it not about quantity by quality! Do we have the courage to create that business endeavor that raises the bar for ourselves and our clients. Bare with me as I make some points and explore this thought.

I am passionate about real estate and my work. My values for work were cast in stone when I worked for Apple Computer. Apple for me established the "evangelist" model of work and life. The definition of "evangelist" is that level of evolution with your customer that ends up having them sell your product. It is the highest level relationship you can have with your client.

As a Realtor, I have been a referral agent and most of my business comes from the work I have done and the relationships I have built with my clients. I am passionate and I believe in the good work I do. I also believe in the inherent goodness of all things. This comes from my belief system. They are synergistic.

CDIt is not about the money and it never has been. If ever the idea of a decision is conflicted by any connection to money your performance ability is in jeopardy. I have always said, I will do what is right for the client no matter what. No matter how complicated that becomes, there is no decision as to my fiduciary responsibility to put the welfare of my client first. Piece of cake....done!

I did this long before becoming a Realtor. I got into team development at Apple. The core reason that this happened was because I became known as a person who could listen to other perspectives and problem solve to a WIN/WIN. I liked and embraced change and improving our communication and business development process. I started helping my group to see radical improvement through trust, honesty and group goals. 

Now, back to the concept of creating your business and raising the bar of evolution for yourself and your client.

My husband and I use to call it "co-evolution" and it meant that wonderful natural process and relationship of co-evolving elements. When synergy does a handshake, the cosmic dance is present. Some refer to it as the Shiva/Shakti principle and some the Ying/Yang principle. It has many names and is described in many traditions. It is the dance of life. It comes from within and connects with outer. It can be described as CONNECTION!

We lived in a sweet little house in Dallas, Texas. It was a two bedroom 1 bath home with fruit trees in the back. It was an older home and for some reason I really liked this house. My dad had been transfered from Big Spring, Texas to Dallas with a promotion. We rented this little house while we got to know the area. I use to ride my bike to the corner market to get milk or eggs for my Mom and I hung out at the local high school for the park activities. They had a counselor there that worked with the local kids through city sponsored programs.

Our first Christmas in Dallas and this little house is perhaps my best memory of Christmas. My Mom and Dad were happy about the move and the opportunity for my Dad's advancement. We were cheerful as a family, with the exception of my sister missing her boy friend that she had to leave in Big Spring. We had a beautiful tree that smelled so good. The whole family decorated the tree with what we now use as outside lights and silver icicles. My Mom baked cookies, chess pie and pecan pie.

I was so excited about Santa coming and I was extremely busy working on my list for Santa. I had many discussions with my parents and my sister about the appropriateness of my wishes. What was considered too much and had I been bad in anyway that anyone could remember. They took my concerns so seriously and talked with me at length about my list. We addressed the letter and finally mailed it. I took it to the post office along with my Mom and hoped that I had not waited too long.

We shopped at Sears in downtown Oak Cliff and my Mom and Dad picked out presents for extended family. I worried that my letter would be late. I kept asking my parents if we had waited to late to mail my letter. They continued to reassure me.

giftChristmas Eve arrived and I was so excited. I asked my parents if I could stay up and wait for Santa. They said I could. We prepared cookies and milk for Santa and my Dad played Christmas music. Some time during the night, I imagine rather quickly, I fell asleep. I awoke in a panic for fear that because I had missed Santa he may not have come.

I ran out into the living room and to my amazement, there were beautiful toys and presents everywhere. I had a moment of examining my amazement. I knew on some level that Santa would come and yet on another I found it to be a miracle that he had actually come to my house and brought me presents. 

I screamed and ran to wake my family. It was 4:00 am and they all greeted me with joy and arose to share our family Christmas. The cookies were gone but for a tiny piece and the mild glass empty. My gosh, Santa had come and I knew that he must have thought I was a pretty good girl.  That day was filled with wonder and family cooking and eating. I got a pair of blue velvet "toreador pants" from my parents and I could not believe how beautiful they were. I don't really remember all the presents, just the joy of my family and a simpler time when it was very sweet!
