I love Lake Redding Park and Caldwell Park. They are the heart and center of the beauty of Redding. I actually just plain love Redding and Shasta County for that matter. We've always got somewhere to go and something to do that is of interest and includes beauty. Lake Redding sits on right on the Sacramento River and provides that perfect place to get near the water and take a stroll are sit and enjoy a picnic and get your fill of the water. I've always loved being near the water and need it now and again. This is one of our favorite places and it has many things artist love to look at photograph, sketch, paint or just groove on....dating myself here!

Lake Redding is located right off Market Street and Quartz Hill Rd.

Walk along the river and sit a spell. It doesn't get much better than this. My dog Ginger loves this walk and sit exercise. She gets to smell all the doggie internet smells here in this spot.

Redding CA ~ Clear Creek and the Salmon Spawning!

My husband and I have been doing some work for a group in our office and one of the members who has lived in Redding for a long time told us of a great place near our home to see the Salmon on Clear Creek. Clear Creek comes from Whiskeytown Lake is released there. I flows South and eventually enters the Sacramento River. From the Sacramento the Salmon enter to spawn. We took a trip out there this last weekend. I took a few photos to share.

Here is what we came for....two Salmon spawning. It's great however, it is sad. There use to be many more. Our friend said we would see twenty fish. We only saw two.

Another view...it's a bit hard to see them...they are brown and in the very center. We could see them perfectly. It was beautiful to watch.

California Short Sales ~ New Strategies Emerging! Learning and Perfecting!

collaborationThe art of getting the short sale approved is evolving. We as agents see new and better ways to service the seller and the bank. In my opinion, this is a very good thing. Agents are collaborating on how to best get a short sale approved and sharing techniques.

I am still doing a good number of short sales and I still have a 100% close rate except for the one I turned over to a negotiation company. I am seeing the process improving for the agents. We are learning the ropes and improving how we work the short sale. We are collaborating on techniques and improved ways to get the best offer for the seller and the bank.

With the addition of the Short Sale Addendum for California, we improved how we can handle short sales. The Addendum provides the seller with an "Out" if a better contract comes along. This is a good thing. As we accept and I repeat (ACCEPT) an offer and open an escrow, we have typically only worked that one short sale. As other people continued to call, we told them it was pending. We are now understanding that we can continue to accept offers and open another escrow and therefore send a new and better offer to the bank. I talked with an agent the other day who has three escrows open and is waiting to hear from the bank on which offer they will accept.

I have currently been holding and working offers to send the best to the bank and if another offer comes along that is better, I've communicated this to the bank. My fellow agent is doing a better job, however and by opening another escrow and sending it to the bank, he is one step closer to helping the bank accept and close the best offer for the seller and the bank.The Bank LOVES to have an open escrow so they can go and close. The shorter the escrow period the better.

Whenever I hear from agents, I always explain how I work the short sales. I also write about it and provide the process strategy. The short sale is the best tool we have going right now for helping the real estate market recover. Sharing information on short sales with other agents only makes sense. What goes around comes around and in speaking with this agent I have worked with before and with whom I have a great deal of respect for, he shared with me how he's handling multiple offers on short sales....good offers that is. This was great news for me because it gives me a viable means to send a better offer along to the bank.

It is also resulting in Buyers offering their best offer and terms. It's a good thing!

First Time Home Buyers ~ Programs to Help You Own Your First Home!

First HomeThere are a number of incentives currently to help First Time Home Buyers consider owning their first home. With the 2008 Housing Stimulus Legislation and the Tax Credit established for First Time Home Buyers buying between April 9, 2008 - July 1, 2009. The window of opportunity is small.

With the additional of Down Payment Assistance Programs locally supported by the Cities of Redding, Anderson and Shasta Lake and the declining market values in our local area, all these elements combine to provide attractive opportunity for First Time Home Buyers.

The $7,500 tax credit it available for First Time Home Buyers only and is defined as a Buyer who has not owned a home during the past three years. You must be a U.S. citizen. The home must be used as a principal residence.

Home Buyers who file as single or head-of-household taxpayers can claim the full $7,500 credit if their adjusted gross income (AGI) is less than $75,000. The price of the purchasesd property must be $75,000 or more to receive the full credit, otherwise the tax credit would be 10% of sales price.

For married couples filing jointly, the income limit doubles to $150,000. Single or head of household taxpayers who ear between $75,000 and $95,000 are eligible to receive a partial first-time home buyer tax credit.

Married couples filing jointly who earn between $150,000 and $170,000 are eligible to receive a partial first time home buyer tax credit.

First Home 2The credit is not available for single taxpayers whose AGI is greater than $95,000 and married couples filing jointly with an AGI exceeding $170,000.

The tax credit is an interest-free loan that must be repaid over 15 years The minimum payment must be 15 equal annual installments. An example would be $7,500 tax credit would be $500 each year for 15 years. A Home Buyer must begin repaying the the loan two years after claiming the tax credit.

If the Home Owner sells the home for a profit and there is a remaining credit, then the homeowner is required to repay the remaining credit during the tax year of the home sale.
