Learning in the Rain ~ The Good Thing Is It Never Stops!

flowersI love learning. My life has been one big long learning curve. How right it that? Learning individuals are dedicated to the art of learning in every aspect of their life. It is such a good thing. I think about ActiveRain often and how much it has changed my life in positive ways. I am a better Realtor. I've always been a good Realtor, but the exposure to the top of my field on a daily basis is a second derivative for learning and improvement for sure. I am more aware and sensitive to privacy issues for my clients and in my writing I am careful to protect all.

I wrote a post the other night about my frustration on an escrow and I found myself quite boxed in on what I could share and what I could not. That is a good thing that my awareness has grown and that I am more sensitive in every capacity of the fiduciary responsibility I carry for my clients and the high standards of our profession. 

Each time a read a post by a good Realtor or Real Estate Agent and the writing of the post is compelling, I am changed. I have grown in so many ways. My writing comes from many places, but mostly it is inspired by the membership here in the RAIN. I learn every single day, some new perspective or idea that makes me better at what I do. I am owning more and more my responsibility to be a conscious blogger and to take on a larger responsibility for blogging responsibly. I am very proud to be a member of ActiveRain and I'll be working hard to measure up!

Confounded by Banks? No Kidding! Why Would Citi Mortgage Make Such a Bad Business Decision?

banksMy partner Lauri Gibson and I specialize in helping sellers in trouble to either identify workout options/consultants that can help them try everything to stay in their home or if all else fails we help them with the short sale process.

We paid for and took special training to learn how to get the short sale approved and completed in a short time frame. To date, we have been successful in completing each short sale we have listed. Our fastest approval was in 5 days with a close in 17 days.

When we took this training, we were told that we could expect about 80% to be approved. The other 20% were based on inefficient processes and servicing conditions of the banks themselves.

Well, we may have run across our first bank, that by their very process are unable to take advantage of the short sale benefits. We currently have a client that has their loan with Citi Mortgage. The client was assigned a Loss Mitigator, whom they attempted to contact numerous times to always reach a voicemail. Lauri, after many phone calls as well, learned that the Loss Mitigator no longer worked at the company and had not done so for some time.

We have received an all cash offer for the client's home that fits the financial criteria that most banks accept and so we have been trying to contact the bank and get a Loss Mitigator assigned. Lauri has been told that we will not be assigned a Loss Mitigator for some 3 to 4 weeks, due to the fact that once received the short sale package is sent to a clearing house in St. Louis and that it will take from the time of receipt 3 to 4 weeks for the package to be processed and scanned into the system. When we asked on behalf of the seller if they realized the consequences of this process, they expressed that it is just the way they do business. The client could bring current their mortgage payments.

WHAT IS THIS BANK DOING? Where in any business proposition is the rationale for such a STUPID decision? Whomever is in charge of their process should be fired. That a national bank would make such a stupid business decision is beyond comprehension. Their bottom line is on hold for the processing of a clearing house? It must be a strategy to lose as much business as possible and drag the entire economy into a black hole. Citi Mortgage you get the award for BIGGEST LOSER! 

To date, we have worked with professional people who express a desire to work through this real estate and mortgage market crisis. People have been polite and professional. We have felt a collaborative effort to move either to a solution that keeps the servicing of the loan with the current lender or moved aggressively to relieve both the lender and the seller. It has positive connotations for the market when relief is met on two counts and opportunity met on the buyers' side. 

I have chosen to blog about this because of Citi Mortgage's non-caring and irresponsible method of doing business. The only way that change will occur is if they are exposed to the public for their business practices. It is our responsibility to bring these issues to light and to let the consumer and other professionals in our industry know when policy and procedures affect the welfare and health of our industry. It just doesn't cut it to NOT CARE anymore!

ActiveRain ~ Build It and They Will Come ~ Field of Dreams!

flowersKevin Cosner in "Field of Dreams" kept hearing "Build It and They Will Come". When we first got to Redding and after three months, I had no real leads and the market was dead slow....I told my husband.....we need to start building what we do best......a website with every conceivable thing a seller or buyer might wants to know about Redding Real Estate and buying or selling real estate in Shasta County. I did not close a deal for another 4 months. I've been building our business ever since, one slow step at a time in a declining market. I started to blog in 9/07 and began incorporating blogging into our web strategy.

Our business is growing. My work and investment in blogging is netting results with 2 short sales clients and 2 first time home buyer clients, a mini ranch listing and now an interview with the Record Searchlight on our web presence and blogging and how unusually our perspective and approach is to being "Realtors".

I kept telling my husband, that if we built it....it would bring the business. We typically get 60% of our business off our websites. I think we will now see that number improve. The unknown surprise in all of this has been blogging and the joy of learning in the ActiveRain environment. So many good and generous people sharing such rich and beneficial information is still to me an astonishing gift. That you have opportunity to grow your business is wonderful, but that you can develop on a personal basis makes for a richer experience. 

I am very grateful to ActiveRain and to the membership for the opportunity to be part of this great thing we are about. Having just gotten over the flu and an automobile accident....I am at a loss for big words to describe what we do here....I just know it is magic and I am grateful for being part of the future here in the RAIN! Thank you ActiveRain!

Making Friends with High Adventures in Showing Land and Packing Heat!

landI began showing land when I first became a Realtor up in Groveland, CA for Sugar Pine Realty, GMAC. I was hired by Bob and Shirley Lint and as a new agent, I expressed some interest in learning about land and being able to work some land deals. So Bob, smiled and said "Let's go for a ride". Well what a day we had. We left about 10:00 and he drove this nice caddy....not a "low rider" but not a "four wheel drive" by any means. We had quite a day. He drove that caddy everywhere and he took me on a wide tour of the two areas that we did business in (Groveland and Coulterville). We cut through properties and dirt roads and creeks and just had a adventuresome day. At the end of the day....I was totally jazzed about land and ask Bob to work with him in continuing to learn about land and to be his backup. No one else in our office really did land but Bob. 

And so began my career of showing land. I drove out by myself quite a bit looking at land and learning where the listings were. I ran into some pretty funky stuff....but usually came back and told my office mates about what I had seen and was always surprised that they were not more interested. One property that I had to pass in order to gain access to another said on the gate..."this property protected by GUNS, DOGS, MINES". I finally learned that there were areas where marijuana was grown way back up in the forested lands. We would see where raids would take place and some large operations busted every now and again.

Bob and Shirley were in the office less and less, and I considered widening my area to include Coulterville. The lady that did land down there was leaving. I ask to meet with her and discuss whether she would consider referring her business to me. She agreed to do so and we discussed some of the key things that would be an obstacle for me...namely that I was not member of the community. The people of Coulterville only liked to work with one of their own. Her parting comment to me was don't forget to carry a .38 under the seat of your car and don't be afraid to use it. Most of the time, if you aim just over their heads....it gets the point across.

Uhmmmm! Well needless to say....I did not every really do any business down in Coulterville and shortly thereafter moved to Salinas and went to work for an independent broker. We did land there and I learned to work the ranchland listings. Very civilized indeed. I still work ranchland and I do show land here in Shasta County. Many of the same conditions do exist here....I trust my gut.....if it doesn't feel right....I back out or turn around. I don't carry a .38...however there are certain areas that I don't show.

The good side of showing land is that you can see beautiful country and you really get to know your clients. You are on adventure together and it really is fun. The result of helping someone find their dream property is always rewarding. I do advise my clients that there are areas that I will not go and show and that seems to work well. Some of my best clients have resulted from land sales. In the end, we have become more than Realtor and client....we have become friends.

If you are behind in payments on your mortgage and you cannot refinance because your home is worth less than the amount of money you owe the lender, you may be able to do a "workout" with the lender. This means that the lender may be receptive to looking at your financial situation and if you qualify, they may do one of several workout options.

They may recast the loan entirely so that you might go back to your original loan payment or do a new loan entirely. They may do a forbearance and add the payment on the end of the loan and allow you to keep making your payments.  There are options and if you qualify, you may be able to save your home. It is important to talk to the lender and to stay in communication. Lenders are now considering doing a short refinance. Lenders are realizing that a better solution is to help you stay in your home. Ask your lender if they will consider a short refinance and work with you to keep your home.
