Herbert Frank Rule ~ 1906 -2003 Memorial Day Tribute!

P47My dad was an orphan at 6 years of age. His mother passed away from the Great Infuenza in the early 1900s and his father shortly thereafter from a head injury sustained from exiting a Taxicab, falling and hitting his head on a brick wall. Remarkable. My grandmother's name was Birdie Love Andres. She was known to be beautiful, calm and kind hearted. Her sister Bess was also known to be beautiful, calm and kind hearted. Bess took my father to live with her and her family of 5 children. My father grew up on a farm in La Mesa, Texas. He and his brothers/cousins worked very hard on the farm, cattle and sheep ranches that his uncle owned. They eventually struck oil on most of this land and became the land barons of Texas. They are the stuff of many legends and literary works.

My father's grandmother set aside money for my father to get an education. At the age of 18, he begged his Aunt Bess to attend Texas Tech. He was requried to work and go to college. He graduated with an Engineering Degree and joined the Air Force as a Lieutenant.

He met and married my mother while stationed in Brownsville, Texas. My mother had been married previously and had a 3 year old daughter, my sister, Barbara.  My mother drove all over the country trying to stay up with my father and where he was stationed. He told stories of how my mother would arrive in an old car with bald tires. He said he would be amazed that she ever made it. Once, she arrive with a big bubble in the tire and had driven with a arrump of the tire the entire way. He would frantically scrounge and scavenenge parts and repairs for the car, each time she arrived. I was born while they were stationed in Eunice, New Mexico. My father said that he ask the Doctor "If he could send me back. They had to use forcepts and my head was very lop-sided". He use to tease my sister and I. He called me "Knuklehead".

flagMy father was stationed in Japan for a time. He was a pilot in the air force and flew a P47 Thunderbolt, also know as the "Jug". This plane was a high altitude bomber/fighter. My father was only one of two men that survived from his squadron. My father was very athletic and a well built man. He was however not the biggest man. He was about 5' 6" and weight about 135 lbs. He was so short that when he flew, he could not use the tube provided for relieving himself and would have to fly 8 hour missions without being able to take relief. He said that was one of the hardest things about his missions. He also said that he survived due to his plane's ability to climb in altitude above the fight and to look for opportunity at the higher altitude. He won his fights.   

On this memorial day and as I remember my Dad, I am so proud of him. He was a good father and a good man. He called me every Sunday of my adult life to see how I was. I remember him helping me with my math. I did not like math....and so he always encouraged me in my art pursuits. He took me to the symphony and to the performing arts. We visited musems and dinner theatres. We took long hikes together...just him and me. He tried hard to give me some culture and social exposure. He was a Rennaisance Man and he passed it along. I find myself recognizing a certain opera piece or classical piece and it transports me back to my childhood and Saturday or Sunday mornings with the stereo playing and my Dad trying to get me out of bed to enjoy the day with him....to listen to music and discuss this particular piece by.....Bach, or Handle....pretty cool stuff my Dad and Me.

On this special day and it is a special day to remember all these wonderful, brave and dedicated men and women that have given of themselves to protect what they held dear.....their families and their country.                                                                                                                                      

Breakthrough Event ~ Entry Into the Blogosphere ~ Real Estate Professionals, GMAC!

It's very exciting. The "AHA" moment of change and evolution. I remember when I "GOT IT" here in the Rain. It takes some time to "GET IT". You are not quite sure....you just know you know something....can't quite put your finger on it and then "BANG" realization.

Now you've "GOT IT" and you "CAN'T GET ENOUGH FAST ENOUGH". That's how it went for me personally on learning and evolving into a "BLOGGER". It's been a wonderful transformation for me on a personal level and on a business level. The "NEW" me would not want to be the "OLD" me. I am so excited about the future and all it can bring.

I tend to be an evangelist by nature. I use to sit in what we like to call the "Bull Pen". I was surrounded by a great group of people that are very collaborative in nature. We are all very dedicated to our business and share knowledge and experience in a broad sense (technology, real estate, marketing, etc.). So, of course....I was always evangelizing blogging and Active Rain. They would be polite, but you could tell that in their minds "Yeah, Yeah....right" was being thought. They are all so kind and good that they put up with my endless chatter about blogging and the events taking place in the RAIN.

My broker in our one-on-one's would listen patiently and then change the subject to action-based activities and results. He's good...keeps me on track.

At our award breakfast, this year....he mentioned me as the "Web 2.0" blogging lady"....I think that's how he said it. He said "Personally, I haven't been convinced but she's making it work". This is not the exact quote...but somewhat near. This is only back in February.

Somewhere between February and March, my broker, Ross Domke talked with Jim Cronin of the Real Estate Tomatoe and he had the "AHA" moment and "GOT IT".

HOW EXCITING IS THAT! WE ARE NOW GOING FOR IT! ENTRY INTO THE BLOGOSPHERE AND I AM SO EXCITED.

My key group/team was the central core of the "technology group" that met weekly to discuss the latest and greatest technology stuff. In this group we turned to discussing "blogging" and now this core group will be the intial contributors to the new website that is being built for our company.

WOW.....IS THIS COOL....OR WHAT! How did this MAGIC happen. I am so happy for my core group, my broker and the company. We are going to sling shot forward from the "dark ages" to "enlightenment". I am sure there for "THE RIDE" and I am so looking forward to what this will do for us all. How cool is my broker. The team at The Tomatoe are awesome...as well. It's like I died and whent to HEAVEN....TOMATOE HEAVEN!

My husband and I are artists and we love planning our free time to see art exhibits and the performing arts. We are fortunate here in Shasta County to have an active Arts Council to sponsor and manage the schedules of events for the Art Experience in Shasta County.

Trader Joe's to Open in Redding, CA ~ Two Buck Chuck and More!

Yeah! Trader Joe's is opening in October here in Redding, CA. We've been waiting for such a long time! My friend Maria Jeantet's comment is "Two Buck Chuck, Baby!" I can't wait for this opening.

The Record Search Light confirms that the opening will be in the month of October. Redding will never be the same with affordable health food products and gourmet food products. The long awaited arrival of TJ's is a topic of conversation throughout Redding and Shasta County! We'll have some kinda Opening...that's for sure! Whew....glad to know it's happening!

Short Sales ~ Getting the Word Out About Alternatives to Foreclosure

helpMy partner and I receive phone calls each day from people who need help. They are behind in their mortgage payments and they don't know what to do. They have suffered a hardship of some type and cannot catch up.

We go over the items that help us determine what their choices may be. Is their loan original purchase money? This means is it the original loan. If they have refinanced, then the Debt Relief Act may not apply to them and there may be tax consequences. They will need to seek council from a Certified Public Accountant or a Real Estate Attorney.

Has there been a legitimate hardship. In order to qualify for a short sale, the seller must owe more on the home than the market value of the home and prove that a hardship has occurred. The hardship can be a death, loss of job, divorce, or financial. The financial hardship may often times be associated with the terms of the loan.

We talk with people who have equity in their homes and have suffered a hardship. If you can sell your home and pay your mortgage off, you will not qualify for a short sale or the Debt Relief Act.

You may be able to talk with your lender and negotiate a "workout". The lender has a number of programs to help you stay in your mortgage and "make it". Talk with your lender and try to negotiate terms that will allow you to keep your home and manage your finances. Seek financial advice from a professional on your long term ability to keep your home and manage your finances.

Get references for a mortgage professional that can help you assess your options for a refinance. Your property will need to appraise. There are programs out there that may assist you in obtaining a new loan. Certain conditions may apply.

Research the internet on your own and read everything you can. Learn about your rights and foreclosure. Get your loan documents out and understand your loan. Get help if you need it. You need to understand and own what your options are and what the right choice is going to be for you and your future.

If you discover that you are want to do a short sale, identify a Realtor that specializes in short sales and has successfully completed 80/90% of their short sales.

You should be expecting to list your home 10% below market value and to accept the strongest offer. You will open escrow and your Realtor will work to secure a back up offer. A complete financial package (hardship letter, 2 pay stubs, 2 tax returns, 2 bank statments) along with the purchase contract, a BPO and markt analysis, a HUD-1, MLS history and the various release forms are sent to the lender. You should receive news of the approval within 2 to 8 weeks depending on the lender and their process.

Learn about your options and make your choices based on your understanding and knowledge of foreclosure law in your state.

Green Light for Change ~ Turning the Corner on Success!

Road to ChangeLearning and preparation come first. Activity brings results. Your business grows and you grow. The time arrives and now you can achieve your goals. It comes about from a number of components that provide the basis to sling shot to that highest success.

Setting the correct goals--how many times have you had the thought "I want the phone to ring" and then thought "Heck, I want the phone to ring with an offer on my 123 Listing" or "I want the phone to ring with a seller needing help with listing a million dollar home". Setting the right goals are critical to reaching that "larger than life" success. Don't limit you success. See the immediate goal and plan for the larger goal.

Preparation for the goal--how important is it to adequately prepare for the goal? If my goal is to list and sell luxury homes, how important is it that I be able to present and market in the luxury market? Understanding those cricitcal elements that will be supporting and presenting homes in unparralled elegance will need to be in place. What ever your goals are now and in the future, you need to be building that infrastructure that will deliver the goal.

See it, believe it and do it. It's so simple and yet so elusive at times. I have come to realize that this larger success element comes with a dynamic of the opposites being balanced. There is a need for a "bindu" point of cohesion that finds these opposing forces igniting and fusing into a single point and the manisfestation of the goal. I have tried to express this in a simple way, however the reality is that sustainability and manifestation of goals comes from those highly developed individuals that can understand and accept change on every level at any moment. They see the world through the wonder of connection and integration. They see opportunity in all things.
