Redding Real Estate ~ Short Sale Lessons ~ For Buyer's Agents and for the Buyers

I recently spent an hour speaking with a new agent in my office who has a short sale listing and got her first offer. The other agent pressured her to accept an FHA loan with 6% in concessions. The buyer's agent kept telling this new agent that she could effective work the short sale for her and that she needed to accept the offer within one day and put it pending with a 72 hour notice to perform. NOT! This agent even put in the offer that no other offer could be accepted. This agent doesn't GET IT! How does this look out for the seller's interest?

In California, we typically put it pending with a continue to show for a short sale because we can accept a better offer up until approval is given. This agent was not acting in a responsible way.

I spent an hour with her today explaining that we are looking for the strongest offer to provide the bank. Not necessarily an FHA with 6% concessions coming back. The FHA appraiser will note major issues and most short sales are looking at "AS IS" condition.

We talked about how this agent was pressuring her to accept her offer. I explained that it is not in her seller's best interest to allow this and that she just needed to speak with her seller about the conditions of the contract and help her seller decide to wait and see what comes in. It is a new listing and a quick offer within a few days. The indication is it's hot...but you never know....right? At the same time she needs to educate her buyer's agent and hopefully the buyers that she does not want to lose their offer. She will wait to see if better offers come in and if not she will work diligently to get this offer justified and approved. Part of that may be that if no other offers come in, she may continue to drop the price and ask her buyer's to wait until their offer looks more attractive given the banks bottom line. Make sense?

Half of the short sale process is education for the seller, the buyer's agent and hopefully through the buyer's agent the buyers. The other half is sending a complete short sale package to the bank and the justification of why they need to accept whatever offer is currently the strongest offer.

As the seller's agent, our job is to get the best offer for the bank that is possible. In California, we are given a short sale addendum that gives the seller an out to accept better offers throughout the process. This is a good and advantageous goal for both the bank and the seller. Making sure that the buyer's agent understands this is critical to a smooth transaction and a good outcome for all.

It's all about TENACITY and being able to represent the bottom line to the bank. Document and Document why this offer makes sense for the bank!

I think I may move into motivational speaking and coaching. What is necessary for 2009 success. Your business plan (goals) and acitivity plan. Need a coach...call me. Partner with someone you trust to hold you accountable. Loved ones can be a bit on the careful side. You would want to set some ground rules, however if you care about that person, you won't want to let them down.

Another agent in your office can partner with you to meet on an agreed upon time and go over your progress and any adjustments that need to be made. It's hard to hold yourself accountable....too easy to let it keep slipping away. I have and have had several accountability coaches and over the years and it has helped me. I've also partnered with other agents to help them. 2009 can be the year we just help each other. So if a half hour telephone conversation can help, then let's talk. When you realize that a phone call works, then it opens up the field of consideration to many people you know to help you. You may want to offer to be an accountability coach to someone you care about. Let's hope the year of 2009 is all about collaboration and helping each other move forward!

I was kidding about moving into motivational speaking and coaching. I'm not funny enough. We just had Rick Geha come to our Board and present a Business Planning session. He is a Broker and Owner of a Keller Williams office in Fremont, CA. He is a national motivational speaker. We laughed and laughed. He was so funny and very on target. I've been a business planner for many years and it's always good to hear it from another perspective and he was completely awesome! If you get the chance....do go see him.

Redding Real Estate ~ Getting Short Sales Approved ~ Tenacity and the OCC!

I specialize in Short Sales and recently I had a very difficult time with one negotiator. Most of my short sales get approval in a relatively short period of time (10 to 30 Days). In this case, its been 45 days and I can't get the negotiator to say she has a complete Short Sale Package. She has requested new bank statements twice, paperwork on their cars, a rental agreement and run a credit check on the sellers. All of the above is out of the "normal" process for a short sale. After much frustration and her demanding to speak with the sellers, I went over her head and spoke with her supervisor. I told the supervisor that while normally I have the BPO ordered within 10 days that she had at this point not even approved our submission as complete. With much detail I described the abnormal behavior of this Loss Mitigator and stated that while I did not want to call the OCC (Comptroller of the Currency, Administer of the Bank. US Department of the Treasury), I would if we could not get our package moving.

We now have confirmation of a complete package. The Short Sale package has been moved forward for review. I hesitated to go over this person's head, however after 45 days, it felt like harassment for my clients and I decided it was enough.

You have to talk with the OCC's consumer complaint division in Houston, Texas, however if the bank is not responding you do have the option to file a complaint. The link is above. It is TENACITY with all caps that gets these short sales done!

We continue to see declining prices. A quarter review establishes the declining market trend over time. We are unsure at this time if there will be help from this new administration. If there are not new and real help for sellers in trouble, we will continue to see foreclosures and short sales which will continue the declining market value trend. Let us hope there will be help to keep home owners in their homes.

Rain Dance In The RAIN ~ Know Any Good Rain Dances for Redding CA?

We are in a drought here in Redding and Shasta County. I am thinking to looking into Rain Dances to bring the rains we need this winter. So far we've had zip. My good Friend and pundit Henry Herzberger does Yagyas for Rain when needed and I intend to ask him for help. If you have too much rain, please send it our way. Lake Shasta is literally a puddle and really ugly. So send us anything that you know of that will bring Rain. Going Postal Over Blogs!

I am wondering where we are all going with this effort on mutiple blogs. Will we all end up going postal cuz we lost our minds and went crazy. I'm dreaming about blogs and how everything fits in a blog. They are different colors and have different numbers and I must be sure to get the right thing or activity like cooking dinner in the right blog. These are dreams for now....but am I seeing the future and this will become my reallity?

Let's all hope that we have an SEO strategy for our niche markets that will create a ROCK YOU reality instead. Just funny ponderings. I miss everyone....I've been so busy building blogs........

As we have entered into the world of building our own blogs we continue to look for more knowledge and understanding of SEO. There are many sites out there that will run an analysis for you provided you sign in and then they will call you with the findings and try to sell you on their services.

Well, doing it yourself means doing it yourself. I look to AR to do much learning but I have found some tools that are helping me get a handle on just what areas I need to learn about.

Hubspot's product websitegrader.com is free and provides you with useful information. You do have to sign in and they will give you a call, however you can continue to use the tool.

SEOCheckUp.com is another site that runs a very different analysis and is useful in learning the various aspects of fine tuning your site for SEO.

I can feel a change and it comes from a field created from the hearts of Americans....we have hope. Let us hold on to that hope and make every day count. I am looking forward to a great year and renewed hope that we can help our clients keep their homes. There is hope that there will be resources available for people to "workout" new mortgages with their banks based on market value and current interest rates. There is hope that even people who are behind will have opportunity to save their homes.
