I've invested heavily in ActiveRain and I have gotten a good ROI. I get those calls that are blog leads and I love them. They don't require anything other than "will you work with me". There is never a hesitancy to provide a phone number, email and address of where the contact can be reached. AHA Moment! Oh Yeah!

How long does it take you to find or gain this information from a cold website lead? Could be months or years...right?  Been there and Done That!

I love Blog leads because they already know you and who you are. I just got a $700,000 client looking for property on a major fly fishing river in our area and I got that lead due to my efforts on blogging to fly fishing in the Redding and Shasta County area. I blogged on Clear Creek and the Salmon Spawning and I have a new client.

LOCALISM SO ROCKS. I sometimes do things that I don't fully understand. Somehow I knew that Localism would be BIG TIME and I've made a serious effort to blog about the benefits and glory of living in our area. I built a blog site dedicated to "The Shasta Lifestyle" and why people love to live here. I've been working hard to build market data for our area.

I also just got two new first time home buyers from my Localism work and the niche market for "First Time Home Buyers". All are blog related. I told my husband....build it and they will come. That North Wind Blows and Those Changes Manifest New Beginnings!

I wrote a post the other day about "The North Wind Blows and Change Occurs". Well those changes are well on their way. We said "Goodbye" to our office of some 15 years (4 years for me). We had a potluck and we all ate too much, my boss looked tired but excited and we are all opening up business in our new building come Sunday morning. It is state-of-the-art with a dynamic location in the downtown area of Redding. We are all very excited.

That North Wind....I'm changing my business. I've been building for over three years a internet marketing infrastructure for my clients. Our websites and blogs are wonderful resources for our clients. We've worked hard to build a pervasive web presence and it's now working well and helping our clients. Doing development and doing real estate has resulted in me surviving these years of a downturn market, however I have not had the gratification of seeing it all in place and knowing that it will provide opportunity for my clients. While I will be blogging my little heart out, I won't be doing much development....yeah! I think we are THERE.....Yeah!

I started some coaching last year and that provided me with inspiration for new goals and a new business development plan. I have an accountability coach that rocks and I'm time blocking so that we may have a life....like all flyfishing and getting some art shows in.

By the way my dear husband, David Gendron placed first in his class at the Sundial Film Festival and placed second overall in Best of Show. We were shocked and elated. Congratulations David. We are looking forward to getting more involved with the art scene in Redding. Our new office is downtown and we are going to be part of the monthly "Art Hop".

We continue to see prices coming down monthly. While this is a larger community, we are seeing a very reasonable square foot price for this community within Redding. The average list price per square foot for Country Heights has been $174.17 $168.29 per square foot with an Average Days On Market of 86 as of the end of February 2009. We continue to see declining prices.

Redding CA ~ Short Sales ~ Housing Stimulus Plan ~ Check With Your Bank!

If you are behind in your payments and cannot bring the loan current, you may be in the process of a short sale or considering a short sale. At this point, it is important for you to check with your bank and see if you have options. Wacovia is contacting those clients that may have the income to do a workout. The critical factor is that you must prove the income to sustain the loan.

They have several options to extend to you that include forgiving the overdue balance and adjusting the loan value by 20%. Another option that is being offered is a 40 year loan with interest only payments for 10 years.

The critical factor here is that you must have the income to justify the new loan amount and options. Blogging ~ Good Work ~ Getting The Word Out ~ Being Change Agents!

I had a coffee meeting with my group blogging team this am (Friday the 6th). It seems that I'm a bit out there for the group. I have over 1200 hours of blogging and learning involved with AR and developing outside blogs. We were a group of my boss who certainly has more experience blogging than the general group of novice bloggers and the new bloggers. My boss has got it (blogging) major and the new bloggers are on the road.

The question is....how do you get a new blogger up to the standards of a professional blogger.....ugh...rather hard. Do they measure up to the knowledge of 1200 hours our blogging...probably not. You know....that's okay! We...they are on the right track and in time, those that feel the NEED will receive the REWARD. It's hard to be on the cutting edge. I seem to have knack for seeing the new trend in technology and building infrastructure on a leading edge level.  I believe that the fact that that occurs is because I am bless with some forsight about how technology can agument human productivity. I seem to know the new thing that keeps me on the leading edge of technology.

I left my morning meeting feeling like my Boss would rather I shut up and my partner, Lauri Gibson saying "ya think so"....when ask was I overbearing. I was attempting to suggest that a blogger needs to identify a search critieria and niche markets to blog to. You would think I was a freak of sorts or so they made me feel that.

Sorry....but can you really try to teach blogging without the systematic approach of what you are after which is WHAT....SEO! It seemed in our meeting that we had a casual approach to blogging....sorry...it's all busines for me. Long tail keywords...SEO and calls from people reading my blogs and knowing me through transparancy. My result is "Hello, I want to thank you for information on short sales, will you help me sell my house". Can there be a better result!

As a result of this meeting today....I'm calling it quits and deciding to work from home. It will be easier on everyone. I'm tired of being a"Thought Leader" and getting funny looks. Thought Leaders are not necessarily well liked...just known to be different!

Boss...I'm on your side....but we have a ways to go! Love ya....but you must lead...not follow! You are doing great....and I just must take my own road!

Getting Ready for 2009 ~ Getting Comfortable with Change!

I'm sure you've set your goals for 2009 just like I have. I've been spending some time since the beginning of the year analyzing the changes that will be coming this year. I saw drastic change from my business in 2007 to 2008. I believe I will see that same drastic change for 2009. The only constant is change. Here are a few things I have targeted to focus on for 2009.

  • Build a knowledge-based delivery system (blog/website) for First Time Buyers.
  • Build a knowledge-based delivery system (blog/website) for Investors.
  • Watch and track my marketing dollars for ROI. (Every dime should be accounted for.)
  • Continue to help Sellers in Trouble with Short Sales and to Provide Advice on How To Work With The Bank for a Loan Modification.
  • Time block for time off and dedicated prospecting time.
  • Commitment to getting one listing appointment per week.
  • Build and develop systems for Sellers to efficiently learn about, track and know the trending real estate market in their area.
  • Build and develop turnkey solutions that help Buyers learn about the market and search the market for properties that fit their needs.

Of course, these goals are dynamic and have the ability to evolve and change. Constant monitoring and measurement ensures your ability to change with the markets.The overall BIG AHA is of course is that the WEB will RULE. Building a pervasive web presence that provides the consumer more and more information at the local level is the future and blogging is king in that regard.

Gold Hills is a beautiful and luxury home community nestled in the foothills North of Redding. It is a lovely and prestigious community with homes backing to the golf course, golf course views and luxury amenities and views of three surrounding mountain ranges.

7 Actives - Median Price $445,000, 1 Pending - Median Price $339,900, and no closed sales in the Month of January, 2009. We see an average square foot List price of $173.79. Overall Average DOM 125. The List Price Range $ is $359,000 to $699,000.

At the end of February we had:

7 Actives - Median Price $425,000, 1 Pending - Median Price $399,000, and no closed sales in the Month of January, 2009. We see an average square foot List price of $168.56. Overall Average DOM 133. The List Price Range is $359,000 to $699,000.

We continue to see slow movement in the Luxury Markets here in Redding. Due to equity lost and market value loss we have lost our local "Move Up" Buyer. Most sales are from "Out of Town" Buyer retiring, second homes or relocating. We also have local Buyers that are downsizing from larger more expensive homes.

We continue to see prices coming down and will continue to do so throughout 2009. Foreclosures and Short Sales will be at record numbers and drive the market down further. The Housing Stimulus Plan is too little and too late. It will not help the majority. The higher markets will continue to adjust while we see activity in the entry level/investor market.
