Tuscon and Two Dead Puppies

Tuscon and Two Dead Puppies--We lived on a street named Tuscon in Big Spring, Texas. Not a typo....there is only one spring. It was my parents first home that they owned. My mother was so proud. It had huge flowered wall paper. I remember it well at the age of 3.

I remember smoking a cigarette that my father flicked away as he entered the house. Just made sense to finish it off. Busted! My mother made me talk to our pastor, like that would do any good. Why do they get to smoke and I can't. The world did not make much sense to me and I saw double-standards all the time. I'm like "Do they think I'm stupid?" I was more careful going forward and had a special place where I could smoke in peace.

It was "Blue Suede Shoes" and "Seven Minutes in Heaven" time. Elvis ruled! My mother took me to school and I beat her home. No way am I going there. After about 5 trips, I gave in. The teacher was rather at a loss as to what to do with me. She made me "Hall Monitor" and I had no clue what I was suppose to do.

We went to church each Sunday and my Dad always said be still and don't say a word. I would make a contest out of it to see if I could sit perfectly still and not move. Forget about what the Preacher was saying. My Dad said the objective was to stay still and be quite. Funny how the innocent see through it all.

My parents were not in a good marriage. There were many fights and I remember talking to God about why my parent fought all the time. I started spending my time outside. My parents got me a cocker spaniel from my mother's sister. The next door neighbor fed "Chuckie" ground glass and he died. A year later we got another puppy and my neighbor fed this little dog poison and he died. We did not get any more puppies.

I played army with all the boys on my street. There weren't any girls. I had a "killer machine gun sound" that was better than any of the boys. Sometimes we played cowboys and Indians. We said we where going to play "Cowboys and Indians", however there were never any Indians. We either went with "The Lone Ranger" or "Roy Rogers and Dale Evans".

My Dad got a promotion and we moved to Dallas, Texas. My father joined the Oak Cliff Country Club and I became a Country Club rat. Swimming, tennis and golf. It was something to do and it beat the heck of "Roy Rogers and Dale Evans".

We had a stray dog in our neighborhood and I became friends with this little dog. I named him "Whiskers". My mother would chase him away with a broom and I would go out the front door with sandwich meat and call him back and feed him. My parents finally gave in and took him to the Vet and got his shots. He was my best friend and we spent all day together exploring the woods. I usually left the house at 7:00 and returned around 12:00 to be handed a sandwich from the back door and then off again until 6:00 for dinner. I would go back outdoors until 8:30 when I had to come in to take a bath and go to bed. My parents never realized that the out of doors for me was safe and peaceful. I always talked to God and he gave me the gift of witnessing and allowing those around me to be.

My mother became an alcoholic and we continued to have the horrible fights most weekends. Sometimes they took my mother away. My sister ran away at 17 and married her sweetheart. I missed her. She basically raised me while my parents pursued their misery. We have choices in life. We don't have to engage in misery or participate. My mother never graduated high school and while an excellent  house keeper and cook she was very insecure. Mental illness comes on by degrees and a person loses each day part of their self. "Being" (that part of one's self that is still and silent...the knowing aspect) eventually dies through addiction and while an awakening can happen, many times it does not.

My mother committed Suicide on May 11, 1958. I found her hanging in the garage in her pajamas. I screamed at God "Why, Why, Why" and I lost God on that day.

It would be 18 years before a found God again. I was a single mom and in a very bad marriage. I decided to make a choice and go it alone. I joined the local Catholic Church and found extended family for myself and my children. It gave us the confidence that we belonged and that there was hope for us. I am a witness again and have been for many years. I am grateful that the hand of God rests on my shoulder. I lost my son in March of 2008 and this time I leaned on my faith. Losing a child is never easy. It will test you greatly. I am whole again and in a joyous state of living life. I can celebrate how fortunate I was to have such a beautiful, brave and wonderful person in my life. I am indeed fortunate! If you have lost a child, you can always feel free to contact me. I may only be able to listen, however I would be glad to do so. Talking does help the process of finding your life again.

The chain of mental illness goes through generations and my mother's legacy was passed to my son. They were both gentle people who lost the "self". God bless all those who suffer mental illness and their families in their fight to save them.

Tuscon and Two Dead Puppies--Where we begin does not matter. It is how we find our way that get's us to a place of "Being" (the knowing of one's self),  the love of the universe and all things.

 

Redding CA ~ The Short Sale Finesse ~ Helping Your Seller , The Bank and The Other Agent!

Redding CA ~ The Short Sale Finesse ~ Helping Your Seller , The Bank and The Other Agent--As a short sale agent who has 100% approval rating, what is it that I do differently. First of all I understand and know my current market value and the banks financial model that will get the offer accepted.

Typically, the Bank will accept 80% of market value. 10% discount in the purchase price brings the buyer and the other 10% is made up of closing costs and commissions paid by the bank. There is some play in this financial model based on condition and location of the property.

As a short sale agent, I feel both a responsibility to the seller and to the bank to get the highest price offer possible. It means doing my research and knowing market value and the current market conditions to establish the financial model the bank will accept. Negotiation is a key element of how I have managed to maintain a 100% approval rating for the short sales I have done. Negotiation with the bank is crucial however it is the negotiation with other agents and their clients that seems to be the critical piece. I cannot tell you how many times in a day I have a conversation with another agent and explain the above model.

There is still a perception that you can low-ball short sales and foreclosures in this market. If the agent has done their work, this just is not true. I believe it is one of the single most mis-understood aspects of this current market. Getting the bank to approve the short sale is based on the above model. They care about the bottom line and you must be able to compelling prove your case for the short sale including the market value and the purchase contract you have accepted. Yes....in California the Seller still owns the home and we accept the best offer and open escrow (so that once accepted we can close quickly). In general, we are looking for all cash or conventional financing that CAN close quickly.

While I coach other agents in what the nature is of our getting an approval from the bank, I still get low ball offers and agents that don't know how to be as effective with the bank as I have learned to be. I aways request that agents call before writing, however sometimes they don't. I received a conventional offer on one of my short sales the other day (agent did not call) and it was rather a low ball offer. We were at a higher price at the time and I explained that we were about 5% below market value (I always try to get market value and sometimes I do) and while their offer had much to offer, the lowest we would be able to go on this particular house was 10% below market value. The home is in a great location and good condition. She said we will just keep the offer where it is. The bank can always counter us.

Well needless to say her offer most likely will not be accepted and the bank will never see the offer. She obviously does not understand the nature of short sales and how to get them approved. Who knows maybe she will reconsider. I hope so. In the meantime the house is being shown 3 or 4 times a day. Offers will be coming.

Technology Improvement

Real Estate Industry Changes ~ Technology or The Handshake ~ Which Will It Be--The question for the day is where will technology take us next and how does it affect the future of real estate. I see it daily, those real estate agents that are not moving or changing to meet the current market conditions. I think on occasion how much I have learned in the last two years and I wonder how I got where I am.

What helps one agent see the future differently than another. I am enamored by technology. It fascinates me and intrigues me. I believe this is in part due to the fact that one cannot possibly guess where it shall lead us.

Just a little over four years ago, we were learning about real estate websites and virtual tours. We had not conceived of dedicated property websites or high def video. The podcast had not made the scene nor the viral video. How exciting is it all. Each newly discovered and clever idea is so delicious to me. I love learning what is the next great thing.

Mirror that with my love of real estate and meeting new clients. The only thing that parallels my love of technology is that completely rewarding and great feeling of having helped a client reach their real estate goals. Staying in touch with my clients is as important and as delicious to me as that new technology idea.

Real Estate Industry Changes ~ Technology or The Handshake ~ Which Will It Be--For me they are a blend and I see them as a very integrated solution that we will offer our clients in the future. The handshake of technology and the handshake of relationships with our clients. How better can we support our clients in the future than by providing knowledge-based services that help them make good real estate decisions.

Once you have identified the area you want to purchase in, become knowledge about this specific neighborhood and the market value of the homes within the specific area.

A short sale is a property that is what we call "upside down" in the market. The owner owes more money on the property than the property is worth in the current market. The short sale property will be on the market for less than market value. This provides opportunity for Buyers in this current market. It is important to understand some important aspects of short sales for your success. A short sale is all about the numbers to the lender. They are most concerned with the bottom line amount of money that they will save or loose on the property. The formula on a short sale is typically 10% below market value. The listing agent on a short sale is looking for the Buyer to come in close to listing price. The lender will not approve the sale unless the offer is within a reasonable range of 10%. The Buyer will also be expected to purchase the property in an "AS IS" condition. They Buyer will also have higher closing costs and be required to purchase the Home Warranty. The sale is subject to the lenders approval.

REOs are Real Estate Owned property that have been foreclosed upon. The bank now owns the property. Typically, they will not negotiate or accept offers that are of a "low ball" nature. They will not provide disclosures and the property is generally sold in an "AS IS" condition. Foreclosures vary in terms of what opportunities they present. Working with a knowledgeable Realtor or Real Estate Agent can help you determine the market value for this specific home in it's current condition. This will help you determine your opportunity. Your own investment in understanding the market will benefit you greatly in correctly investing in REOs. The stronger an offer the more likely the bank will negotiate. An all cash offer, will tend to move the bank on price.
