Redding CA HUD Selling Agent Reference - Guide for Helping Buyers Purchase HUD Homes--HUD Asset Management, PEMCO, Ltd. is dedicated to providing Selling Agents tools and resources needed to help their clients purchase and own HUD Homes.

Property Listings

HUD Homes listing can be found at www.HUDHomeStore.com. Use the Map to search for homes in your area. Click on listings that meets your client's needs. Print the Property Flyer.

Once you have idenitified the property of interest, download from the Property Page (www.HUDHomeStore.com) the forms and addenda that you will need from the "Addendums" tab. You can also find these forms at www.HUDPemco.com.

NAID Number and Bidder Registration

The Broker (designated Broker) must have a NAID number. The Broker can apply for this at the www.HUDHomeStore.com website under the "NAID Registration" tab. The process will take 6-8 weeks. The Broker should register as a Bidder. This is located at the top right hand side of the website. Click Bidder and fill out the form. The selling agent should also register as a Bidder using their DRE License number. There are two video tutorials to help the Broker and the Selling Agent successfully fill out this form.

The Selling Agent must have the Broker's NAID number in order to put in an electronic BID. The Selling Agent will also need the EIN# of the Designated Broker or the SS# of the Designated Broker in order to submit the BID. The Selling Agent must also register as a Bidder using their Designated Broker's NAID number and their own DRE License number.

Filling out the HUD Asset Management PEMCO Ltd. Sales Contract

After you have downloaded the contract, you will fill out the form. It is a self-populating PDF form. YOU WILL NOT BE ABLE TO SAVE IT. You will need to leave it open until you are certain that all information is complete and accurate. You will choose the Owner Occupant contract or the Investor Contract. The definition of Owner Occupant is for a primary residence ONLY.  Visit the YouTube Channel for Pemco, LTD and view the video tutorial on "How to Fill Out a Sales Contract". Have your client sign the contract and all addenda and please remember that you MUST use blue ink for all signatures. All signatures must be WET SIGNATURES.

Submitting the Electronic BID

Now you are ready to submit the Electronic Bid. You will go to the Property Listing Page of the Property you are making a bid on at the www.HUDHomeStore.com site. At the bottom right hand side will be a button to "Submit a Bid". Click that button and fill out the form. Here is a PDF on how to submit the Electronic BID. After you have completed the BID information, click the "Submit" button. Print your BID Confirmation Sheet. You will need the BID Confirmation number to "write in" on your Sales Contract (in two places) that you have printed. Please remember to use blue ink.

Big words for a Wednesday. A day of reflection for me. I've turned a corner today. I am ME again. I hate it when I loose ME. ME is an important person in my life and I rather like ME. ME is a balanced and kind person who practices the Law of Allowance and the business of real estate simultaneously. It is a fun endeavor. ME is a person who likes to celebrate the goodness of life and others. Once in a while I like to celebrate the goodness of ME. It is important to recognize the goodness in ourselves.

The ME in ME has been missing for a bit. I have not commented in going on my third week (hoping to change that today). I have been very ill once again. On the brink and back again. It has happened a few times now and each time I make it back....well I am so pleased to be here. The ME in ME is not wanting to go into those details right now but just be in the state of ME and express how great life IS. It is so important to live in the present moment and to celebrate the small and large things in your life. We are but a very small speck in the larger context of time and space. We are but a small dot on a grain of sand in the sense of our existence. A blip is a small amount of time to cherish and to make the most of.

It is deceiving how short a time we have here on this planet and we never know when it will be time to leave. Guru Dev always said live with your bags packed. I believe he meant that you should attend to those important things each and everyday in living a responsible life and caring for those you love. It is rather like that small town you pass through where you see the sign announcing the town and the population but you never see the town. It is literally a blip. Well if the ME in ME is a blip, I do want to make the best of it all, don't you!

So here is to the future of ME (well and you too...normally it's all about you but for today....it's all about ME)! I am all excited about a number of plans and projects. I am planning on visiting all my friends and through the coming days will be spending more time than normal commenting and catching up once again. I know ActiveRain has been going through some health issues also but we can hope that we are sharing the same timeline and that recovery is in good progress.

We'll be seeing you here in the RAIN!

If You've Called Me Lately - It Wasn't Me That Chose that "CallerTune"!

I have a funny story to tell you...and this is the best part of being ME. I may be prejudice about the Art of being ME but I find the part I like best about ME is when I get the "chuckles". Chuckles are those things that happen to you that any time you think of them, they make you laugh.

I have had a call into my client on a commercial building up in Mount Shasta. We have a perspective buyer and I put in a call to him to get in touch with me. He got hold of me yesterday and he said "WOW Jeanean that music you have on your phone is really something!" This is one of the little things in life that is fun for me. I have "CallerTunes" on my phone for clients to listen to rather than the sound of a phone ringing. I enjoy changing the tunes and customizing my client's experience. It is just one more little thing that I do to be ME. They are mostly classical with a bit of the Beatles (instrumental) thrown in. I try to put together a classy or universal touch for the music.

I responded to my client, "Well thank you Michael". I enjoy picking the songs that you hear. He moved on to discuss progress in responding to a possible offer. After I got off the phone.....I realized that I had not checked in on my dashboard to see current status of the "CallerTunes" and I remembered getting a text message from the provider about a new free "CallerTune". I began to wonder if things were as they should be in the world of ME. I asked David to call my cell phone so we could see what played. Well, I am not sure what played but it was not anything I would ever pick for my clients to listen to. My ears and head hurt from hearing what ever it was....perhaps we can call it a song. Is this a sign that the ME of ME is getting old.....I hope not....more of just mature or sophisticated in what I like to listen to in music? Let's hope.

Note of Caution: It is a real concern to me that this could happen. How can the Provider change my settings to over ride my custom settings. This should have never happened. I was on the phone last night and only got that it was a "glitch" and no reassurance that it won't happen again. I will be losing "CallerTunes" if it does. The not funny part of this is that I get irritated when I am forced to listen to music that is loud or is not pleasant for me. The music you choose says a lot about who you are as a person.

So then I got to laughing about Michael being honest with me and I so appreciate the fact that he was. If he had not made that comment and if the world did not love ME, I would have never figured out what my poor clients were being subjected to. I hate to think. My Broker called me the other night and I can't believe he did not say something to me. The Law of Allowance at work, I guess. I love him for it but please if I'm doing something that does not seem like ME....tell ME!

It would be hard to find fault with the Law of Allowance but please if you are my friend, you have complete permission to tell me when you have a concern. Friendship and love are based in the "Art of Giving Permission to Tell Me The Truth!" Gosh, I love life and I am still chuckling at my client saying.....WOW Jeanean that was SOME song you got there!

Redding CA - Short Sale Agent - 25 Billion Dollar Mortgage Services Settlement!

Redding CA - Short Sale Agent - 25 Billion Dollar Mortgage Services Settlement--we have heard recently about the Justice Department Settlement with the Banks. Here are the details and the resources where you can find out more. It is hopeful that this effort will help distressed home owners stay in their homes. Here are the details of the Mortgage Services Settlement:

Mortgage Services Settlement--the United States Department of Justice announced a recent settlement with five major banks accused of robo-signing and other fraudulent foreclosure practices.

The $25 billion dollar settlement (with $4 billion pending other smaller banks (9) involved Bank of America, Ally, Chase, Citi and Wells Fargo.

Where the Money will go:

$5 billion consisting of $2000 payments to borrowers who were foreclosed on between January 1, 2008 and December 31, 2011 and who were subjected to the fraudulent practices.

$20 billion will be used towards foreclosure alternatives:

  • $10 billion will go to the borrowers who are delinquent on their mortgages.
  • $7 billion towards assisting homeowners through short sales, forebearance relocation assistance or other alternatives.
  • $3 billion will be spent helping borrowers who own more than the value of their home to refinance.

The time frames/deadlines from March 2012:

  • The Banks have 30-60 for the Banks to select an administrator to handle logistics of the settlement and to monitor compliance.
  • The next 6 to 9 months the settlement administrator and the Attorney General will identify homeowners eligible for immediate cash payments and notify them by mail.
  • It anticipated that the settlement will be completed within 3 years.

Clarification is made on the following:

  • Robo-signing practices are forbidden.
  • Dual-track Foreclosures (working with the homeowner on modification of the loan while simultaneously pursuing foreclosure) is forbidden.
  • Fannie Mae and Freddie Mac insured loans are not impacted by this settlement.
  • Special recourse is in place for Servicemembers who were charged over 6% interest rates after a valid request to lower their rates under the Servicemembers Civil Relieft Act (SRCA) or who were wrongly foreclosed on.
  • Money will be distributed differently fro different states.
  • California will receive the most of any state $12 billion
  • Oklahoma was not a party to this settlement creating their own agreement worth $18.6 billion

The Certified Distressed Property Expert Designation (CDPE) is verification that a REALTOR® has taken the initiative to become an educated and prepared advocate on the behalf of a homeowner in distress. Earned by completing a comprehensive curriculum via the Distressed Property Institute, real estate agents with the CDPE designation are equipped with the expertise to help distressed property owners avoid foreclosure.

As a CDPE designated REALTOR®, I am committed to helping people who are facing foreclosure by finding the right solution for their individual needs and seeing the issue resolved. A portion of my CDPE designation course work involved short sales. Previously, short sales were a rarely accepted alternative by lenders, but in today's world they are increasingly becoming a viable option. Although more common in recent years, lender's still want the right deal with the right paperwork, and most real estate agents without the CDPE designation do not know the specifics. As a service provider (Realtor) in the Real Estate Industry, you have that opportunity to observe how people view the process of buying real estate and how they view Realtors.

I am careful about who I work with. One of the reasons that I love the Blogoshere is that it is very suitable to people who like technology and transparency. The combination of the two make for me a valuable service that I provide. It is the opportunity to learn about the trending real estate market and the opportunities that are inherent in this current market. More importantly, it helps match me to those people who want what I have to offer. While having great skills at being a Realtor, it is also important to me that they want to work with someone that has a value system they can relate to.

I have a professional background that comes together nicely to support my real estate business. I am a marketing professional and have built a pervasive on-line presence to help my clients market and sell their properties. I also provide my Buyers with IDX solutions that are dynamic in nature and provide them with real-time data on MLS listings and the ability to search and save lsitings by category of preference. While I have the chops.....I am more concerned with having a professional relationship based on mutual respect.

I recently had a referral to help someone purchase an investment property from good friends. They are past clients of ours and now our personal friends. Their referral client has a very bad impression of Realtors. From the beginning they have made negative remarks about Realtors and that the business is shady.

I met with the client yesterday to look at a home they were thinking of making an offer on. My friends came along just to help in the closer inspection of the property. My friends were so sweet and we had to do the "HUG" thing and chat for a little bit. The friend/client never said "Hello" but stood some distance away with a severe look on their face and "tapping" their fingers on their arm......

I read body language and asked what was wrong.....big mistake. It seems that a friend of the client had just fallen out of escrow on a foreclosure property and proceeded to rattle off a huge long laundry list of "horrible" things that the Realtor had done. After we were done with that, I inquired as to how this was affecting what we had come together to do on this day. The client replied that they just did not trust Realtors and that Buyers have to do all the work and get screwed by the Realtor.

I looked at my good friends and they knew that we were done. I was very polite through the rest of the time at the property. The client had so much hostility that it was hard to stay in the same room.....but we managed to all keep it together. My friend whispered...."Sorry".

We hear so much about what the Consumer needs and what we as Realtors need can get passed over. I am so sorry that this person has had a bad experience but I have learned that our perspective is directly responsible for what our experience is. As a Realtor, I cannot be effective in helping you if you do not value my professional skills and experience and if you don't know that I am an honorable person. It will be necessary for us to have mutual respect for each other and a set of values that are synergistic.

A positive attitude is important when buying a home and it is also important to have a Realtor that you trust and respect. It makes buying real estate a positive experience.

Redding CA Short Sale Agent - Bank of America Tightens Up Their Short Sale Approvals--I have recently gotten three short sale approvals from Bank of America. The short sales varied on the time tables for getting approval. We got approval on one in 30 days; one in 60 days and one in 120 days. Getting approval depends on many things. We seem to see those owners who have remained currently on their mortgage and negotiated with the bank to do a short sale getting their approvals faster. It is important to be in touch with your lender and to communicate. Your recovery is directly associated with taking responsible action in cooperation with the bank. That net effect will be a less severe hit to your credit and your ability to recover your financial stability.

 

I currently have clients that are now ready to get back in the market of home ownership. They have rebuilt their credit and can buy more house that they could before. I am working with several younger clients to take advantage of the low interest rates to buy with FHA loans and to live in the house 3-5 years and then buy again. The original purchase now becomes an investment property and they are on their way to building generational wealth. Repeated every 5 years and utilizing the tax breaks from 1031 Exchange, we have an infrastructure that helps the investor leverage tax benefits to establish wealth. We should all be doing the same thing.

 

Getting some of the older short sales done appears to be harder. I recently had a short sale that the seller had not made a payment going on over a year. We submitted everything to the bank. The bank countered and we accepted the counter. It then went to the Investor for approval and languished there for 90 days until we lost the Buyer. Why this occurred is not clear. Was it the age of the delinquency or something on the Banks side (robo-signing issues). We won't know.

 

This is certainly not enough data to establish or to determine a policy change on Bank of America's part but it would seem to be the case. I will continue to watch just how long it takes to get approvals.

 

If you are in a situation where you have suffered a hardship and are struggling with your mortgage there are several reasons that you should consider the short sale in 2012. CA SB 458 signed by California's Governor Jerry Brown and passed in 2011 prohibits second lien holders from suing the homeowner after the closing of escrow on a short sale for any unpaid balance. It is unknown if this law will be extended. The Federal SB 931 will also expire at the end of 2012. Again, we do not know if these laws will be extended. We will hope so.

 

The steps that are important for you to know are that you have options. You will want to speak with your lender to see if you can qualify for the new short refinance program being offered. You will want to explore loan modification options with your lender. There may be new opportunities for both these options due to the recent Obama 26 Million Dollar settlement with the Major banks over "robo-signing". It is really only a drop in the bucket but it is a beginning and it hopefully, will help many people stay in their homes.

 

I will be sharing information on this "Settlement" and what it will mean to those in hardship. My hope is to see the real estate market return to a stable and attainable goal for all people.

The Certified Distressed Property Expert Designation (CDPE) is verification that a REALTOR® has taken the initiative to become an educated and prepared advocate on the behalf of a homeowner in distress.
