SOLD--In 2011, Gold Hills Sold 8 homes with a average per square foot size of 2,582 and at a per square foot price of $138.49. Days on Market were averaged at 122. Of the 8 homes sold, 5 where Normal Sales, 2 were REOs (Real Estate Owned - Foreclosure Homes) and 1 was a Short Sale. The price range for these 8 homes was $220,000 - $635,000.

PENDING--At the end of 2011, there is 1 Pending Sale that is a Short Sale. The home is 2500 square feet with a list price per square foot price of $103.60. Distressed Properties will be below current market value.

ACTIVE--There was 1 Active Listing at the end of 2011. The home is a normal sale and is 2,545 square feet with a listing price per square foot of $149.57.

Note: With the Median Sold price in 2009 being $359,000, 2010 being $318,000 and 2011 being $342,500, we see a more stable year in 2011. Good prices and continued record low interest rates bring good opportunity for Buyers in this market. It would be premature to say that we are seeing the market begin to turn towards some growth.
