SOLD--In 2011, Mary Lake Sold 15 homes with a average per square foot size of 1,708 and at a per square foot price of $118.47. Days on Market were averaged at 108. Of the 15 homes sold, 7 where Normal Sales, 6 were REOs (Real Estate Owned - Foreclosure Homes) and 2 were Short Sales. The price range for these 15 homes was $165,000 - $317,500.

PENDING--At the end of 2011, there are no Pending Sales. Distressed Properties will be below current market value and continue to pull prices down.

ACTIVE--There were 4 Active Listings at the end of 2011. The homes are all normal sales and range in price from List Price from $207,000 to $304,900 with an average square foot size of 1,752 and a average square foot list price of $142.47.

Note: With the Median Sold price in 2009 being $235,000, 2010 being $219,450 and 2011 being $195,000, we see further decline in 2011. Good prices and continued record low interest rates bring good opportunity for Buyers in this market. It would be premature to say that we are seeing the market begin to turn towards some growth. With the shadow inventory of foreclosed home (REOs) still in the inventory, we will not see a healthy market until this issue has been dealt with.
What we do see is the overall effect of low interest rates helping to keep the market moving and giving Buyers the opportunity to buy at very good prices. Pricing well in this market remains critical.
