Jeanean, "Knowledge Delivery Systems" very cool way of putting it. And you know I'm all for it BUT doesn't it still seem that 85%+ of listings are still sold via the MLS? Sometimes I just have to wonder if we are the only ones getting in to all the tech stuff. Granted the buyers may find our listings online but from there where do they go? My experience is they call a REALTOR(R) who then does a MLS search. What do think?

Bryant....you are so practical and you always get the angle. Yes, I would guess you are right in a way. But, I'll give you an example of how things are changing. I listed an upscale home in early December '07 at $549,000. We did all our usual tech stuff and marketed the heck out of the property. I had Opens every other weekend for six weeks and then once a month thereafter. We did a big bliz for the first Open with the front cover of our local real estate section. We sent out a direct mail piece to 300 surrounding neighbors. I basically had over 250 people through that house due to my Opens. 75 people came (not counting children) on that first Open with the Cover ad. During the entire listing time 12 agents showed the property. I double-ended the home due to my marketing efforts.

OK that makes sense. Did your buyer come from the open house?
Bryant, yes my buyers came from one of my Opens. She walked in and walked straight to the back yard which has views of the Western Mountain Range and spectacular sunsets. I would set out there each night in the winter at the end of the Open and say "this is why someone will buy this house" and she did!
