Gold HillsGold Hills is a golf community surrounding the Gold Hills Golf Club. It is a lovely and prestigious community with homes backing to the golf course and sitting on the crest of hills with views of surrounding mountain ranges.

It is my pleasure to bring you the current market data on this community.

Gold Hills CourseWe are continuing to see declining prices in this community along with most communities in Redding. You will see similar price per square foot numbers unless the home has some unusual amenities or features. Very seldom do we see a home sell for over $200 per square foot.

Homes that are updated continue to see a better result in sales price and those that are dated need be priced correctly in order to move in this market.

The comparison for Closed, Pending, Active and Overall are:

Averaged Closed: Low $315,000, Average $409,500, Median $400,000 and High $486,500.

Averaged Pending: Low $309,900, Average $309,900, Median $309,900 and High $309,900 Only 1 pending results in the number being the same across the board.

Average Active: Low $369,000, Average $545,600, Median $550,000, High $798,500.

Average Overall: Low $309,900, Average $475,694, Median $465,000, High $798,500.

We've see a couple of higher priced listings come on the market recently in the Actives. It will be interesting to see how they will fair. The listing on 1683 St. Andrews is a very unusual listing. It has beautiful wood throughout and is very unique with views of the Lassen Mountain Range. We'll be watching this one.

We've seen very few homes be able to close above $200 per square foot.

1543 Gold Hills closed at $211 per square foot and was unusually filled with luxury amenities. Very trend current with a Tuscan decor and design. Lovely!

Overall we have 7 closed listings in 2008, with an average list price of $181 per square foot and sold price of $170. Days on Market have averaged 134.
